Property fraud is a growing concern across the country, and homeowners are encouraged to take proactive steps to protect one of their most valuable assets — their home.
Property fraud, also called deed fraud or title fraud, occurs when someone illegally records documents using another person’s name or property information without their knowledge. Fraudsters may attempt to transfer ownership, file fraudulent liens, or obtain loans against a property.
Because these fraudulent documents can appear legitimate when recorded, early detection is key. Many county recorders offer free property fraud alerts that let property owners know when a document has been recorded.
For example, the Property Fraud Alert Notification Service through the Office of Kendall County Clerk and Recorder Debbie Gillette helps residents keep an eye on activity connected to their property records. The service automatically monitors recorded documents within the Kendall County, Illinois land records system. When a document is recorded using a name an individual has registered, the system sends the individual an alert notification by email or phone. This allows property owners to review the activity and determine whether the filing is legitimate.
Gillette’s office encourages homeowners, property investors, business owners, seniors, vacant property owners, and anyone owning real estate in Kendall County to enroll in the notification program.
To protect against property fraud, experts recommend signing up for alerts at Property Fraud Alert and taking the following steps:
- Monitoring property records. If an alert comes in, checking what has been filed and contacting the county recorder’s office for more information about the filing.
- Getting copies of any new documents and verifying that documents are expected and appear correct.
- Keeping property contact information current and updating mailing addresses with the county recorder and assessor.
While a Property Fraud Alert system can’t prevent fraud from occurring, it can provide an important early warning sign that allows property owners to respond quickly. Registering for alerts is a simple precaution that can help safeguard property.
